Having your property unoccupied between tenancies can be a landlord's most expensive time. There's no rent coming in, possibly Council tax to pay and, in the winter the heating will need to be on to safeguard the property.
Simply Let tries hard to minimise void periods: By law, a tenant is required to give only 28 days' notice to end a tenancy. We urge tenants however to give us at least two months' notice to allow ample time to market your property. We have an electronic mailing list of tenants looking for properties and we always follow up tenant enquiries keenly.
It is sensible however to allow a little time between tenancies for practicalities such as dealing with any redecoration or repairs and to allow time to prepare a comprehensive inventory.
