Initial set-up fee of £350 plus VAT (equivalent to £420)
Monthly fee equal to 12.5% of gross rental income + VAT (equivalent to 15%)

- Conducting accompanied viewings
- Initial vetting of interested parties to ensure that only those who meet key criteria view the property
- Comprehensive referencing of potential tenants
- Preparing and serving all tenancy documentation and arranging for signature
- Collecting rent and issuing monthly statements of account
- Collecting tenant's deposit and lodging with an approved deposit holder
- Managing statutory repairs & provision of emergency cover
- Arranging annual safety certification
- Periodic property visits and reports
- Annual rent review
- Terminating tenancy when required
- Managing the check-out process and making any recommendations for claim against tenant's deposit.
You'll also need -
- Energy Performance Certificate (EPC) if there's not one already - this will remain valid for 10 years
- Inventory- at the commencement of each new tenancy
Please note that the following recurring charges will apply -
- Deposit handling - £50 plus VAT per tenancy (equivalent to £60)
- Reletting fee after each tenancy - £150 plus VAT (equivalent to £180)
