In the 10 years we've been in business, Simply Let has never had a property deliberately damaged.
Our tenancy agreements make it clear that the cost of repairing any damage due to tenant default will be charged to tenants. If we supect misuse we will ask our repairing contractors to comment on the cause of the breakdown or damage and we'll then recover the cost from the tenants if that is justified.
By putting comprehensive digital inventories in place at the start of each tenancy Simply Let is well placed to support any claim on a tenant's deposit for damage caused by the tenant during a tenancy. It is important to understand however that reasonable wear and tear is to be expected (just as in your own house) and Simply Let will make allowance for that.
